Electrical Safety for Residents

Keeping you safe in your home is our top priority. We work closely with councils, housing associations, and other landlords to ensure electrical compliance of fixed wiring before you move in, and throughout your tenancy.

Faulty electrics can cause electrocution and fires, so electrical safety checks are vital to ensure your home is in good working order and that you are safe.

Our electrical safety checks will:

  • Keep you safe from fires and heat damage caused by electrical issues.

  • Lower the risk of electric shocks, which can be very dangerous.

  • Reduce the chance of electrical burns.

  • Address immediate dangers and ensure safety.

  • Confirm the right protection on circuits.

  • Ensure your smoke alarms are functioning correctly.

  • Replace smoke alarms if they are approaching the end of their useful life.

  • Ensure your smoke alarms are functioning correctly.

  • Replace smoke alarms if they are approaching the end of their useful life.

  • Test and replace carbon monoxide detectors nearing the end of their life expectancy.

  • Inspect any fixed electrical storage, convector, and fan heaters.

  • Check for damage or need for replacement on all hidden wiring, switches, sockets, and fittings.

  • Examine the consumer unit (fusebox) containing fuses, circuit-breakers, residual current devices (RCDs), and arc fault detection devices (AFDDs).

*We do not check personal items (such as kettles or hairdryers) during electrical inspections.

We kindly request that you:

  • Clear the area around appliances before we visit, allowing us to access them easily. Our engineer will need to access every room in your home, along with any lofts, sheds, and/or outbuildings that have electrical power.

  • Have money in the meter, as we will need to run appliances to check them. The home’s power will need to be switched off for a short time. Our engineers will always make you aware of this beforehand.

An Electrical Inspection Condition Report (EICR) will also be completed, to help identify any repairs and/or upgrades that may be needed.
